GURGAON: Amid rising interest in real estate investment, plotted developments are emerging as a preferred asset class over high-rise flats, driven by demand for land ownership, better customisation, and higher long-term returns. Developers across Gurgaon, Sohna, and the Southern Peripheral Road (SPR) region report increased enquiries and faster absorption in plotted townships, particularly those approved under the Deen Dayal Jan Awas Yojna (DDJAY).
According to local realtors, while apartments remain dominant in volume, investor sentiment is shifting in favour of plots due to higher appreciation potential and reduced maintenance costs.
“People have started realising that owning land in a gated township gives them freedom to build as per their timeline and needs, without being locked into standard floor plans,” says Surinder Singh, Director of GLS Group. “In the past year, our plotted inventory in Sohna has moved faster than mid-income flats.”
Many buyers now view plots not just as future home sites, but as long-term appreciating assets. Anurag Sharma, an IT professional who recently purchased a 150 sq yard plot in Sohna, says, “With apartments, you are bound by builder timelines and maintenance charges. A plot gives me control, and I can build when I’m ready. Plus, land appreciates better over time.”
Several developers are reworking their product mix to include plotted formats, particularly in the ₹90 lakh to ₹1.5 crore range. “We’ve seen a 25–30% rise in plotted enquiries post-Covid. Buyers want less density, more control, and clear titles. The DDJAY framework has made approvals faster and more transparent,” says MD of another leading real estate group. For homebuyers, customisation is a key factor. Pallavi Mehta, who recently bought a plot in Sohna’s Sector 4 under DDJAY, says, “I didn’t want to live in a tower. I grew up in a standalone house in Faridabad, and I want my children to have the same open space and flexibility.”
As urban sprawl expands Gurgaon’s outer sectors, plotted colonies—once a niche—are rapidly becoming mainstream, especially for buyers seeking control over their space and pace of development.
